the lofty dreams of having one of the country’s first medical super marts in the downtown locale was officially squelched last year when the developer couldn’t reach 60% of their initial lease requirements to begin construction, thus sending the city back to the drawing board on this prime real estate on the corner of broadway and fifth avenue north. last discussed in the spring, the space was to be leased to the renaissance hotel next door (rent-free even) but now a new vision has arisen: a new 25-story mixed-use office building consisting of
• an 840,000 square feet office tower
• 244,000 square feet of retail space
• 50,000 square feet set aside for a national museum of african american music which will have prime space facing broadway
• and an 1,800-space underground parking garage
other options for the space being mentioned are a convention center space to tie into the renaissance hotel and a possible pedestrian plaza at broadway & fifth. in the recent past, house of blues circled the area in their quest for a nashville location. the project team is furthering those talks as well as other entertainment options for the retail space.
